Upon the completion of Florida Gulf Coast University in 1997, the need for rentals in the city of Estero has exploded. It was not until 2014 that builders noticed the lack of supply in this market and started to build luxury apartment complexes to try and help satisfy the need for more off campus student housing. Over the years, San Carlos Park (technically located in the city of Fort Myers) has proven to be a very popular rental market, offering single family homes to both college students (roommate situations) and families moving to the area due to the university. Outside of San Carlos Park and FGCU, Estero is known for its grand gated communities and short drive to local beaches and airport. Gated communities offer the amenities of the community center, pool and/or gym making them appealing rentals. However, investors should proceed with caution and get familiar with the HOA/Condo Rules and Regulations about rental limits and the monthly, quarterly, and/or yearly HOA/Condo dues that could affect their bottom line.
